As the catalyst behind Millwork Commons, PGSA didn’t just invest—we developed the ecosystem. We envisioned a vibrant, mixed-use neighborhood where culture, creativity, and commerce could converge, and then mobilized the capital, partnerships, and public support to make it real.
Through a layered, innovative financial strategy, PGSA:
- Activated historic tax credits, tax increment financing (TIF), and bank financing
- Deployed one of Omaha’s first multi-asset Opportunity Zone funds
- Secured key entitlements and redevelopment agreements with the City of Omaha
- Aligned public and private partners around a shared long-term vision
What emerged is more than a real estate investment—it’s a blueprint for place-based transformation. PGSA’s role was foundational: turning overlooked potential into an enduring neighborhood that drives returns, fuels jobs, and uplifts the community around it.
